The principals of SKW Funding have a collective experience of over 100 years in the commercial real estate industry, including financing, investing, and management of buildings in the Greater New York area as well as in other primary and select secondary US markets.

 

Founded in 2014, the company provides every form of lending conceivable, including first lien, mezzanine, and note financing, in every category of commercial real estate. SKW Funding also actively pursues sub- and non-performing note acquisitions secured by commercial real estate throughout the country.

Managing Principals

Matt Contreras

Matt Contreras is the Managing Director for SKW Funding.  In his role he focuses on the origination and execution of all SKW transactions including performing loan originations and non-performing note acquisitions. Matt also oversees portfolio management and day to day operations at SKW.  Prior to his current role, Matt has had several years of experience in acquisitions, finance and portfolio management on a wide variety of asset classes, including multifamily, commercial, and retail with an emphasis on distressed assets and value add transactions in the New York City market, including a role with NYC based Bluestone Group, a seasoned non-performing note buyer.  He has a bachelor’s degree from Duke University.

 

Ben Black

Ben Black has been with Dalan Management for four years and is the Director of Asset Management. He oversees both the New York and Los Angeles portfolios, which includes matters relating to residential, retail and office leasing, legal matters, residential buyouts, financial reporting, and investor relations. Prior to Dalan Management he worked in development at the Janus Property Company focusing on their nearly 600,000 SF development of the Manhattanville Factory District. He earned his Bachelor of Science in Business & Technology Management at the Tandon School of Engineering of NYU.

 

Bo Hu

Bo Hu is an Acquisitions Analyst at Dalan Management where he is responsible for all due diligence, underwriting and analysis for Dalan’s property business as well as playing a key role in the evaluation of non-performing note opportunities at SKW Funding.  Prior to Dalan, Bo held a role as an Actuarial Analyst, and he holds a bachelor’s degree from Temple University and an MBA from Columbia University.

 

 

Matt Sobel

Matt Sobel is the Director of Acquisitions of Dalan Management and has been directly involved in the acquisition of over $350,000,000 of real estate assets in the last five years in New York and California.  In his current role, Matt manages and facilitates investment origination and execution for Dalan Management in New York and Los Angeles for both on and off market properties as well as assisting SKW Funding with performing and non-performing loan opportunities.  Prior to Dalan, Matt was an investment sales broker focusing on off-market transactions in NY and CA.  He has a Bachelor of Arts from University of Richmond in Political Science and currently serves as the Vice Chairman of Young Professionals Board for Children of Promise, a NY based non-profit that focuses on helping children with parent(s) who are incarcerated.

 

Marco Rossi

Marco Rossi is the Head of Construction at Dalan Management.  In his role he oversees all value-add construction and capital expenditures throughout the company’s portfolio.  In addition to his responsibilities at Dalan, Marco oversees budget and project administration on construction loans within SKW Funding’s performing loan origination business. Prior to Dalan Management he served as a project manager at Silverstein Properties Inc.  Before starting his career in real estate Marco served as an Infantry Officer in the United States Marine Corps.

 

Mark Zapson

Mark Zapson is an Analyst at SKW Funding.  In this role, he is responsible for underwriting and evaluating all loan originations and acquisitions, overseeing loan servicing within the current SKW portfolio, and assisting in investor relations.  Mark previously worked at Zaprock Realty where he worked in acquisitions and asset management across numerous asset types focused in the New York metropolitan area. He received his B.A. in Finance from University of Miami in 2017.

 

 

Daniel Wrublin

Daniel Wrublin co-founded Dalan Management Associates Inc., a real estate owner operator headquartered in Manhattan, in 2003.  Daniel has grown the company to its current portfolio consisting of over 2,000 apartments and 100 commercial units spread across approximately two million square feet of real estate in New York, Los Angeles, Phoenix, San Antonio and Washington DC.  In 2008, Daniel was named one of Real Estate New York's top 30 Under 30 rising stars in the industry and in 2012 he was inducted as a member of YPO.  Daniel received his bachelor of arts degree from Duke University where he is an active member of the alumni community including establishing the Wrublin Family Scholarship Fund in 2016.

 

Jerry Swartz

Jerry Swartz started his career in 1970 at Sonnenblick-Goldman, where he worked and developed his expertise as a loan originator until 1975, when he left to form the mortgage and Real Estate syndication firm- Pergolis & Swartz Associates Inc. Since leaving PSA to co-found HKS Capital Partners, his focus has primarily been on debt and equity procurement, direct lending, residential construction for his own account as well as investments in industrial, condo conversion, hospitality, multi-family and shopping centers.

Ayush Kapahi

Ayush Kapahi entered the CRE finance industry at Pergolis & Swartz Associates in 2005, originating commercial mortgages on all assets classes, Hotel, Multi-Family, Retail, Industrial, Office, Owner Occupied and Land. In April of 2011, he left PSA firm to co-found HKS Capital Partners. Over the past 9 years, he has financed well over $7 Billion in transactions spanning all categories, from construction to preferred equity. He presents a unique understanding of the capital markets and their constant changing appetite for risk and analysis.

 

Andrew Wrublin

Andrew B. Wrublin is a founder and principal of Dalan Management Associates, Inc. Andrew received his BA from Curry College where he currently serves on its Board of Trustees. He has over thirty years of experience as a real estate investor. Andrew founded G Wrublin Co., Inc. a major electronics distributor throughout the United States. He has served as its president for the past 40 years. Andrew received his BA from Curry College.

SKW Funding acquired a $27 million portfolio of four non-performing notes secured by 652 garden-style apartment units in Texas.

Acquisition / Pre-Dev

SKW Funding upsized its original $15.0 million acquisition and pre-development first lien mortgage loan in the purchase of a commercial development site comprising over 200,000 retail and office buildable square feet to $18.98 million in January 2019. The sponsor’s objective is a significant scope of environmental remediation work and entering the site into an entitlement process post-remediation. Located on River Road, the site is near transit and other neighborhood amenities including a Pathmark, Whole Foods and Trader Joe’s.

SKW Funding provided a first lien mortgage in the amount of $15.0 million to finance the remaining construction of a flagged hotel in Long Island City, Queens in April 2019.  At closing the project was mid-way through construction and is slated for completion by 2020.  Upon completion, the hotel with have over 100 keys with direct subway access to midtown Manhattan and unobstructed city skyline views.

Mezzanine / Preferred Equity

SKW Funding capitalized an $8.25 million preferred equity investment in the construction of a mixed-use development in June 2019.  At closing the project was midway through construction and at completion, projected in Q3 2020, will contain 42 residential condos, approx. 16,000 square feet in commercial space, as well as 32 parking spaces and 41 storage units. .

Ground Up Construction

SKW Funding upsized an existing construction loan to $9.225 million for the ground up construction of a mixed use residential and retail condominium building along the border of Boerum Hill and Park Slope, in December 2018.  The property will be improved by an amenitized, eight-story, 18,000+ square foot building including 1,500 commercial square feet and eleven residential units.  SKW closed with both a first lien mortgage and mezzanine facility in order help reduce closing costs and maximize borrower flexibility

Acquisition

SKW Funding capitalized an $8.88 million acquisition of an approx. 46,000 square foot community facility property in July 2018.  While the property is currently being leased by a charter school, it can be repositioned to residential use based on the as of right residential zoning for 32,000 net square feet above grade.

Daniel J Wrublin is a founder and principal of Dalan Management Associates, Inc. He is responsible for acquisitions and oversees the day to day operations of the company. In 2008, he was named one of Real Estate New York’s top 30 under 30 rising stars in the industry. Daniel was also inducted as a member of the Young Presidents Organization (YPO) in 2012. Daniel received his BA from Duke University.
